Classify installation difficulty up front:
- Access: Stairs, tight alleys, rooftop lifts, long carries
- Substrate: Concrete strength, stone variability, concealed utilities, waterproofing membranes
- Environment: Salt air, de-icing chemicals, HOA/permit restrictions, working hours limits
- Coordination: Multi-trade sites vs. residential
Create three field-rate tiers or per-foot install adders for complexity. Require photos and measurements at bid stage when possible.
A Simple, Defensible Formula
For standard, keep a usable model:
